BKF supported the completion of The Watermark, a six-story, 165-unit assisted living facility for seniors at 1015 S. Bascom Ave. The 1.33-acre site was adjacent to existing single-family residences, a multi-family condominium development, and a retail center. The facility included one- and two-bedroom units, 5,171 square feet of ground commercial space, and one level of underground parking. The building was podium construction, with below, and at-grade concrete construction, with wood framed units above.
BKF supported the planning, design, and permitting phases of the assisted living facility and assisted with the construction administration phase through project closeout. BKF supported the planning portion of the project by performing the site survey, boundary survey, lot merger, and street dedication, as well as the corresponding civil entitlement drawings. BKF then permitted the civil construction documents for both the off-site public improvements through the Public Works Department, and private on-site improvements through the building department. The off-site improvements included roadway, public sidewalk, bike lane, landscape improvements, and new utility services. Access to the project site for pedestrians was accommodated through a public sidewalk easement. A new driveway approach was provided for vehicular and emergency access, as well as on-site fire department turnaround and access on the podium structure. On site improvements included site grading and drainage, as well as storm water management and fire access, detailed conforms to the adjacent parcels, and major coordination with Architectural, MEP, and Landscape consultants to deliver the utility and storm water infrastructure on the infill, zero lot line site.
