Student Housing River Trail Village at Napa Valley College

The River Trail Village student housing complex at Napa Valley College consists of three newly constructed four-story buildings, providing a total of 280 residential units (416 beds) across 203,000 square-feet. The unit mix includes traditional dormitories, student apartments, and family-oriented units. The development also features two newly designed courtyards, open recreational spaces, and pedestrian pathways that connect to the surrounding campus and community.

A significant challenge encountered during the project was the presence of an undocumented landfill, which required careful consideration and necessitated that it be preserved in its original location. Additionally, a 24-inch steel water transmission main, installed in 1951, traverses the eastern edge of the site. The Napa Water District owns this pipeline, which was in poor condition. In response, the project team was required to replace and relocate the transmission main to accommodate the proposed fire lane. This presented multiple constructability challenges, which were successfully addressed through careful planning and engineering solutions.
