BKF Engineers provided comprehensive civil engineering and land surveying services for the development of Prime Data Centers’ state-of-the-art facility located at 1231 Comstock Street in Santa Clara, California. The project involved the demolition of an existing structure on a 1.38-acre site and the construction of a new 121,000-square-foot data center designed to deliver 9 MW of critical IT power. With a strong emphasis on sustainability, the facility was engineered to achieve an annualized PUE of less than 1.25 and near-zero WUE through Prime’s innovative closed-loop cooling system.
BKF supported the full lifecycle of the project, from entitlements through permitting and construction, ensuring continuity and quality across all phases. The redevelopment included demolition of the existing building and construction of the new data center, along with supporting infrastructure such as a loading dock, trash enclosure, fire lane, parking areas, and utility systems.
Our team provided schematic design and entitlement documentation, followed by design development and full construction document packages. Civil design services included site grading and drainage, pedestrian and vehicular circulation, and utility systems for water, fire protection, sanitary sewer, and storm drain. Erosion control and stormwater management measures were also incorporated to meet environmental regulations and support long-term site sustainability.
BKF designed and coordinated off-site public improvements to integrate the facility with city infrastructure. We worked closely with the City of Santa Clara, Santa Clara Fire Department, Silicon Valley Power, and the State Regional Water Quality Control Board (RWQCB) to secure necessary approvals and maintain regulatory compliance throughout the project.
To support environmental compliance and field execution, BKF developed a Stormwater Pollution Prevention Plan (SWPPP) and provided Qualified SWPPP Practitioner (QSP) services. Construction support included site visits, submittal reviews, and timely responses to RFIs to ensure smooth implementation and adherence to design intent.
Surveying and mapping services included topographic, ALTA, and boundary surveys, along with the management of easement quitclaims and dedications to support legal and planning requirements.
