Delivered under a fast‑track, design‑build project delivery method, BKF worked closely with the project team to secure entitlements and building permits on an accelerated schedule. The project consists of a six‑story, 225,000‑square‑foot building with a parking structure and associated site improvements. Constrained by limited site area, challenging topography, and minimal public drainage infrastructure, BKF developed a comprehensive stormwater strategy to comply with NPDES C.3 requirements. The design incorporates three bioretention areas that capture 80 percent of the average annual runoff while achieving stormwater quality performance that uses 40 percent less water and 17 percent less energy than comparable buildings.
