The first phase delivered a new building with 45 senior apartments, while the second phase replaced the original 60 units and added an additional 115 homes, resulting in a total of 160 one‑ and two‑bedroom apartments with shared community spaces and integrated supportive services. BKF’s civil engineering work spanned the entire project lifecycle, from due diligence studies through construction documents, ensuring the site design met functional, regulatory, and environmental requirements.
Project responsibilities included evaluating the existing sanitary sewer and storm drain systems, identifying capacity constraints, and designing effective solutions such as below‑grade storm drain detention. The site’s proximity to Arroyo Leon Creek required careful coordination to address creek setbacks and environmental constraints.
